Research by RICS (the Royal Institution of Chartered Surveyors) shows that home buyers spend an average of £5,750 in repair bills when they move in.

This is because, depending on the property, most mortgage lenders only require a basic home valuation report. While these reports confirm the current market value of the property they are just a brief inspection, and they don’t uncover structural defects, rot or subsidence. Take a look at this video of a survey we carried out on a house in the Chilterns. This property had already sailed through the lender’s mortgage valuation when the buyer called us in. It’s an extreme example, but it shows how reliance just on the basic mortgage valuation can be risky.
