What is a RICS Homebuyers Survey?

A comprehensive and cost-effective survey and valuation seeking to highlight serious or urgent issues. The RICS Homebuyers Survey is the most common type of property survey and is the most appropriate option for most modern or conventional properties in reasonable condition (as far as you are aware).

At Donald Leslie we use the RICS recommended approach to conduct an in-depth visual inspection of the property. We will produce a Homebuyers Survey with a valuation that includes all the major areas of concern, such as the quality of the roof and any extensions or window installations.

Unlike our Structural Survey, we won’t go into a detailed diagnosis of the defects. But we will be able to tell you if there are any obvious urgent issues that might have an impact on the value of the property. We’ll tell you about things such as subsidence or rising damp, rot or condensation, and use our knowledge about the local area and the type of property to highlight any major concerns.

You will get a detailed written overview of the property using the RICS ‘traffic light’ system. This will tell you at a glance – and in layman’s terms – what the property’s overall condition is, and what areas will need your attention. We will explain everything to you, taking as much time as you need to understand the report.

We won’t be able to give you estimates of the cost of any repairs, but we will give you all the information you will need to approach any tradesmen for quotes. Then you might be able to renegotiate the price of the property with the vendor, or complete the purchase knowing exactly how much to budget for once you’ve moved in.
