What is a Market Valuation?
When you apply for a mortgage to buy a house, your lender will carry out a valuation. This will enable you to borrow the money to buy the house but is only the first step in the home buying process.
To establish the market value of any property in the Chilterns, you can instruct us to carry out an independent market valuation. We can cover any residential property within a 25-mile radius of our Amersham office, including Hemel Hempstead, Aylesbury, High Wycombe, Maidenhead, Windsor, Slough, and St Albans. We can also survey properties in Gerrards Cross, Beaconsfield, Rickmansworth, Chorleywood, Princes Risborough, Thame, Chesham, Berkhamsted, Tring, Harrow, Pinner, and Uxbridge plus all the villages in between. And we frequently also travel to parts of North, West and Central London.
With any house purchase, regardless of the type of property or its age, we recommend that you also opt for either a RICS Homebuyers Survey or a full Structural Survey. Either of these will give you a more in-depth report on the condition of the property itself and will highlight any structural issues that may affect the property’s value.
Why else would you need a Market Valuation?
If you’re unsure about the market value of any house, whether it’s your own or one you’re hoping to purchase, as a RICS Registered Valuer with expertise in valuing residential property for over 25 years, we can provide independent professional advice.
Our valuations may, for example, help you minimise your tax liabilities with regards to property ownership, whether it’s for Capital Gains Tax, Inheritance Tax or probate. Or perhaps you’re considering acquiring some land adjoining yours may also require a valuation for the basis of negotiations.
We also provide valuations for Shared Ownership or Shared Equity Properties, Help to Buy Valuations and Single Joint Expert Valuations. If you’re not sure which type is suitable for your circumstances, then please contact us and we’ll be happy to chat through the options with you.
